If our cleaners detect smoking, you will be liable to pay an additional cleaning fee. • 🔊No Excessive Noise: We must maintain a serene environment for our guests and neighbors. Please adhere to quiet hours from 10 PM to 8 AM and keep noise levels to a minimum during this period. Our neighbors include teachers, National Park employees, and various city members who make this community possible. • 🎉No Parties or Events: We have a strict "No Parties" policy in place. Our property is intended for quiet and private enjoyment. Hosting parties, gatherings, or events that may lead to excessive noise, disturbance, or the presence of unregistered guests is not permitted. Please refrain from organizing such events during your stay. Violations may result in immediate termination of the stay. • 🔥No Wood Fires: The cabin is situated in a high fire risk zone; consequently, outdoor wood-burning fires are strictly prohibited. Additionally, guests are not permitted to utilize the indoor fireplace. The cabin includes a propane fire pit and BBQ for use. • 🛏️No Unregistered Guests: The maximum number of guests allowed at our property is 8. We do not allow air mattresses or additional beds in the cabin. This policy ensures that the property remains comfortable and safe for everyone. Please stay within this limit and only invite additional guests with prior host approval. • 🛠️Do Not Rearrange or Move Furniture & Notify Host of Damage: This is our home and not a hotel. While we recognize that minor wear and tear is to be expected, we kindly ask that you report any substantial damage during your stay. Renters may not leave the property or its grounds in a state that requires excessive or deep cleaning or repairs beyond normal wear and tear. Renters are liable to pay an additional cleaning fee or damage costs. 📗 COMMUNITY RULES • 🏎️No Speeding: Driving at high speeds is prohibited on Kaweah River Dr. Please adhere to a speed limit of **15 mph or less** as indicated by signage. The speed limit decreases to **5 mph** as you approach the cabin. This area is frequented by wildlife crossing the road and by neighbors walking or running. Your cooperation is greatly appreciated! • 🚷No Trespassing: All areas surrounding the cabin are private property. Please avoid parking on private property, blocking driveways, or crossing private land to access the river. While the cabin does not have direct river access, the host offers camping chairs (garage), beach towels, and blankets (in the stairs closet) for your comfort when utilizing public access points. • 💡Reduce Light Pollution: The cabin’s outdoor lighting is designed to reduce light pollution by using solar-powered warm-light fixtures. Please turn off unnecessary lights, including the porch, balcony, and flood lights, when not in use. Most importantly, please enjoy seeing the night sky! • 🗑️No Unsecured Food, Garbage, or Recycling (Bear Wise Community): The cabin is located within a BearWise community. It’s essential to never leave human food outside unattended. Be diligent about collecting all leftovers and bringing them indoors. The cabin is equipped with two gray bear-resistant trash cans for your convenience. Please get in touch with the host immediately if you observe trash issues. 🐶PET POLICY Dogs are allowed on a case-by-case basis for an extra fee and are subject to additional rules (house-trained only; must be crated when alone; must do "business" outside). As you explore, you'll find uneven footing, protruding rocks, tree roots, and other natural quirks that come with being surrounded by nature. Think of it as part of the adventure! We recommend sturdy shoes, daytime exploring, and extra supervision for kids and pets. Nature is beautiful, but she can be a little sneaky underfoot. When heading outside after sunset, a phone light is your best sidekick. There are also small lanterns stored in the stairs closet for use. A NOTE ABOUT THE GAME ROOM 🎱 Our game room is located in an unfinished garage, giving it that fun, laid-back hangout vibe-but it also means the space isn't heated or cooled like the rest of the house. We've provided a portable heater/AC unit to help take the edge off the temperature, though it may take a little while to warm up or cool down, especially during more extreme weather. Located halfway between Los Angeles and San Francisco, it's a prime spot for those looking to unwind or explore.

Guest Access

A Smart lock code 🔐 will be provided for self-check-in. A key will be provided for the garage game room. There is ample parking 🅿️ by the cabin for four vehicles. Parking is allowed anywhere along the gravel driveway and in the designated parking area. Guests have full access to the entire home 🏡, the 1-acre property, the detached game room, and the outdoor lounge areas. Guests do not have access to the owner's closets. The cabin has a heating and cooling system. Guests are not permitted to utilize the indoor fireplace 🔥. ⛔All other property surrounding the cabin is private. Guests are not permitted to park in the street, block neighboring driveways or turnouts, nor access neighboring property for river access. You are welcome to walk along the private road to take in the surrounding views. There is a Ring camera 📷 installed at the front door, a Ring floodlight camera on the side of the house facing the garage entrance, and a Ring camera installed on the front of the garage facing the driveway. The cameras are utilized to ensure accurate guest count, monitor the property when unoccupied, and for wildlife intrusions (e.g., bears). There are no indoor cameras, and the cameras do not monitor the hot tub area.

We had a great time staying at Lyndsay and Luke's Airbnb. The house is filled with ample cooking supplies which was super helpful. They also have done a great job by including double or triple amount of plates , glasses, silverware , everything that would be needed on a trip so we didn't have to continue to do dishes after every meal. The home is also stocked with family board games, which we enjoyed. Our kids had a great time playing in the converted garage which is now a full game room. Overall great experience.

The house was very clean and comfortable. Very very secluded. I wish we were on vacation instead of business. We all had a great time and had many laughs about the bears chasing us each morning to the pickups. (Didn’t actually see any). But had fun with it.

This was hands down one of the best AirBnB experiences ever. Lyndsay and Luke were extremely proactive and responsive in their communications, and got things started in a very positive groove, weeks before our visit. The house itself was so warm and inviting. The fully equipped kitchen welcomed us right away, and the beds were next level comfortable--so much so that the high schoolers in our group made a point to rave about how well they slept as we were driving to the park. The carefully curated decor and color palette struck a wonderful balance between comfort and intimacy. Already comfortable sitting chairs in the living room were enhanced by perfectly matched lumbar pillows, another thoughtful touch. The game room and hot tub only added to the smorgasbord of quality activities for all ages. The fairy lights around the property, truly magical--I could go on and on. Did I mention the beds? Book this place if it's available--you won't regret it!

We had a wonderful stay at this cabin and would absolutely recommend it. Check-in was straightforward, and our requests for early check-in and late check-out were graciously approved. The smart lock made arrival seamless, and the code was sent well in advance. Lyndsay was a fantastic host—very responsive and helpful. She even pointed us to a local market and hardware store when we realized we had forgotten supplies. The house was spotless and beautifully decorated with ample sleeping space. All advertised sleeping arrangements were real beds. One small note: the upstairs shower takes about five minutes to fully warm up. Overall, this cabin is perfect for quality family time. We look forward to returning with our kids and enjoying everything it offers.
